PROJECT STORY
Nampa Interchange Park 1 (NIP1) is the first building of a two-building, multi-phased industrial development in Nampa, ID, within the Boise MSA. The development is just off Boise’s main freeway (I-84) at the first off-ramp on the newly created Highway 16/Interstate-84 interchange. The Highway 16 extension is adjacent to the site and provides easy access north to US-20/26. Additional northbound Highway 16 improvements will connect to the towns of Eagle, Star, and Middleton, which are targeted for completion in 2027. Almost directly in the center of the Treasure Valley, NIP 1 provides the needed industrial space to support and complement the commercial and residential uses planned, both east and west of the development. This Class A industrial building features 32-foot clear heights, ESFR sprinkler systems, cross dock functionality, ample power, glass storefronts, and excellent truck maneuverability. This project is a joint venture between AT Industrial and Sawtooth Development. The entire project was leased to a full-building tenant in October 2025.
